Operations and Maintenance (O&M)

Building Systems | Winter (February) 2025

February 18 to May 12, 2025

Building Systems focuses on the building as a system of interconnected parts. Designed for both new and experienced property and building managers, maintenance staff, and administrators, this course will help the maintenance team understand the interconnected building systems, and the importance of maintenance to keep them functioning in good order. Participants will create an operations and maintenance plan that meets their unique operational and organizational needs, and will set up a building asset inventory system as a component of this course.

This course is designed as an introduction to HousingU’s Building Maintenance and O&M Plan Development courses; however, prior completion of these courses is not mandatory and the courses may be taken in any order.

What you’ll learn

By the end of this course, successful participants will able to:

  • Identify and recognize relevant building systems and sub-systems.
  • Understand the general operations & maintenance implications for each of the building systems.
  • Create an inventory of assets in your building(s).
  • Identify the main issues related to specific building systems.
  • Appreciate the critical nature of some building components, which is necessary for prioritization under budget constraints (risk management).

Time commitment

This course includes approximately 32 hours of content. It is recommended that you commit to studying for 3-4 hours a week in order to be done in 8 weeks; however, you will have up to 3 months to complete within the course start and end dates. This course is self-directed, meaning you can progress at your own pace, log in to do assignments, and participate in forum discussions whenever when it’s convenient for you. Having said that, we do encourage you to stick to the posted weekly schedule so that most participants will be working on the same topic at roughly the same time. A facilitator will monitor the discussion forums and score the final project.

Prerequisites

Some prior knowledge of Operations and Maintenance would be helpful. Completion of Asset Management Foundations is recommended, but not mandatory. As an online course, participants must have basic computer skills and have access to a computer with MS Office 2010 or later and a modern, safe browser. We recommend Chrome, however any updated browser will work. Templates used in this course may require MS Excel, MS Word and .pdf reader. This course is provided in English and requires reading and writing at a grade 8 level.

It was great to do this course. It has really opened my eyes to see how involved maintenance work is. This course material, though overwhelming when thinking about putting it all into works, is super helpful for knowing how to get on track and for knowing the different avenues that need to be completed to have a really successful maintenance program.

I am very glad to have taken this course. It has made me more aware of the importance of having a knowledgeable and well trained staff in my role of monitoring a 10-year old building.

The course relates directly to the role I am in and was very helpful to me in providing knowledge to give me better understanding of the systems. I now have a greater understanding of the assets in our portfolio, and have learned a lot about the components of the assets and how they all work together. I found the course to be very intuitive to me. It has given me a better understanding of how everything works.
