The BCA forms the basis of your capital plan, helping you plan for the future and maximize your funding opportunities.
A Building Condition Assessment (BCA) is the foundation of an effective capital plan.
The BCA details the condition of the building components, and the capital projects needed to maintain the building in good condition.
The BCA helps you maximize building lifespan and lower your maintenance costs. Our BCAs cover group homes, high-rises, seniors’ housing, and more. If you have a BC Housing Operating Agreement, speak with your BC Housing Non-Profit Portfolio Manager to find out if your building is eligible for a BCA from BC Housing. If not, BCNPHA offers a fee-based service that uses the same tools and software as BC Housing. Fees are based on the size, age, and complexity of the building, as well as reporting requirements.
During an assessment, BCNPHA also provides energy efficiency recommendations so you can explore ways to make your buildings more energy efficient.

Know your building
A Building Condition Assessment is like a roof-to-foundation health scorecard. It outlines the condition of building components, and informs a plan to ensure safety and longevity and avoid costly repairs.
Assessments are for everyone
Building Condition Assessments are available and recommended for every type of building.
Capital planning
Information garnered from a building condition assessment forms the foundation of a solid capital plan.

BCNPHA—through its partners—provides comprehensive assessments at a reasonable price.
Since 2022, BCNPHA BCAs have helped us prioritize capital improvements. Energy efficiency suggestions create operational savings, greenhouse gas reduction, and better thermal comfort.

Having BCNPHA conduct BCAs on all our owned buildings has provided us with a 30-year renovation and replacement plan with associated costs. This work has created the foundation for us to move forward with managing our properties, budgeting for the future and ensuring our members and staff live and work in healthy, energy efficient and comfortable homes.
