Program Description

An Overview

Operations & Maintenance Plan Development focuses on (re)developing a maintenance plan.

This course is designed for both new and experienced property and building managers, maintenance staff, and administrators who want to take their maintenance plans to the next level. You’ll learn how to integrate benchmarking into your maintenance strategy and gain hands-on experience using a practical template for daily, weekly, monthly, and annual tasks. Participants will actively begin or refine their building’s maintenance plan, turning theory into a tailored, actionable roadmap for smoother, more efficient operations.

Participants will build on information learned in HousingU’s Building Systems and Building Maintenance courses; however, prior completion of these courses is not mandatory and the courses can be taken in any order.

What You’ll Learn

By the end of this course, participants will be able to identify:

  • The need for maintenance management
  • Why management support is important
  • The various schedules used in maintenance planning
  • Items that should be on daily, weekly, monthly, annual maintenance checklists
  • The need for an operations and maintenance assessment
  • How to use metrics as a planning tool
  • Cost-saving opportunities for your building
  • The need for performance trending
  • The steps in the O&M planning process

Time Commitment

This course includes approximately 32 hours of content. It is recommended that you commit to studying for 3-4 hours a week in order to be done in 8 weeks.

However, you will have up to 3 months to complete within the course start and end dates. This course is self-directed, meaning you can progress at your own pace, log in to do assignments, and participate in forum discussions whenever it’s convenient for you. Having said that, we do encourage you to stick to the posted weekly schedule so that most participants will be working on the same topic at roughly the same time. A facilitator will monitor the discussion forums and score the final project.

Prerequisites

Some prior knowledge of Operations and Maintenance would be helpful.

Completion of Asset Management Foundations is recommended but not mandatory. As an online course, participants must have basic computer skills and have access to a computer with MS Office and a modern, safe browser. We recommend Chrome, but any updated browser will work. Templates used in this course may require MS Excel, MS Word and .pdf reader. This course is provided in English and requires reading and writing at a high school level.
