Program Description

An Overview

If you are debating whether to renovate or (re)develop, this course is for you.

New Construction and Redevelopment is a newly updated course that focuses on the various stages of non-profit housing development and construction. This course is designed for housing provider leaders, managers, and staff who want to understand the different stages of non-profit housing development and construction.

It focuses especially on managing the challenges of aging buildings and is useful for anyone interested in learning about the key factors involved in deciding whether to develop, redevelop, or divest non-profit housing. Participants will explore some of the big questions facing non-profit housing providers today: Do we design and build new housing? Or do we repair, renovate, redevelop or divest our current sites to sustain affordable housing?

This course is designed for a wide range of learners—whether you’re experienced in housing development or just starting to explore the field.

  • Can be completed in up to 8 weeks (participants have up to 3 months to complete)

What You’ll Learn

By the end of this course, participants will be able to:

  • Identify the 7 major stages of development and construction
  • Consider how to effectively engage with tenants during planning, including relocation during construction and rehousing after completion
  • Explore key considerations in deciding whether to renovate, redevelop, or divest your buildings
  • Recognize the role of building code, local government regulations and building rating systems in design and construction
  • Explore how buildings impact climate change through their design, construction, and energy use
  • Identify trending technology in residential design, construction and operation
  • Explore the basic principles of accessibility and universal design standards (SAFERhome)
  • Identify the key steps in contract procurement
  • Discuss the importance of the commissioning process and construction completion during construction and pre- and post-occupancy

Time Commitment

This course includes approximately 32 hours of content. It is recommended that you commit to studying for 3-4 hours a week in order to be done in 8 weeks.

However, you will have up to 3 months to complete within the course start and end dates. You can progress at your own pace, log in to do assignments, and participate in forum discussions whenever it’s convenient for you. Having said that, we do encourage you to stick to the posted weekly schedule so that most participants will be working on the same topic at roughly the same time. A facilitator will monitor the discussion forums and score the final project.

Prerequisites

Some prior knowledge of Operations and Maintenance would be helpful.

Completion of Asset Management Foundations is recommended but not mandatory. As an online course, participants must have basic computer skills and have access to a computer a modern, safe browser. We recommend Chrome, however any updated browser will work. Templates used in this course may require MS Excel, MS Word and .pdf reader. This course is provided in English and requires reading and writing at a high school level.

I took this HousingU course to equip myself in an area where I needed more training. As we plan for housing redevelopment, I needed to understand the concepts behind the redevelopment process, and bring that knowledge to my board of directors. Creating a roadmap toward building was another critical take-away. I highly recommend it to anyone on a path to construction or redevelopment.

As a communications manager and member of the Brightside leadership team, having a basic understanding of concepts like substantial completion, occupancy, and commissioning has been super helpful. I’ve been able to internalize these concepts for a better understanding of project timelines, contributed to the lease-up process in creative ways, and approached video-documenting the commissioning process in a much more informed way. This course is definitely useful for anyone working in the community housing space as it helps anyone develop occupational agility and flexibility.
