Modern Methods of Construction

The Modern Construction Methods Webinar Series will showcase construction approaches that are already being used or have strong potential for use in the non-profit housing sector. The goal of the series is to equip providers with potential ideas to build and renew affordable housing faster as well as more sustainable, climate resilient, and cost-effective. Each webinar will pair an industry expert presentation with a non-profit case study to highlight different Modern Methods of Construction and explore the successes, challenges, and lessons learned for each method in the context of the non-profit housing sector. The series is intended to introduce modern methods of construction rather than promote any specific approach. Participants will need to conduct additional investigation to determine whether a particular method is appropriate for their projects and organizational context.

Modular and Prefabricated Construction

Join us for another session in the Modern Methods of Construction series: Modular and Prefabricated Construction.

Government funding increasingly calls for modern prefabricated construction, but traditional factory-built methods are usually designed for urban centers. For non-profit and regional housing providers, this often means expensive shipping costs or inflated contractor bids driven by concerns of new, complex construction methods.

This webinar shows how to solve this challenge by bringing factory production directly to or near your building site through mobile micro-fabrication. Using a real-world BC Housing project—the 6-storey, 50-unit Hwul’a’mut Housing Society built in North Vancouver — presenters Joe Geluch and Curt Thomas explain step-by-step how Naikoon’s Flying Factory™ works in practice. You will see how on-site panel construction fits naturally into standard framing routines and construction management contracts—delivering the speed and quality of factory building without extra risk fees.

Key Takeaways & Learning Objectives

  • Early Procurement Alignment & Total Cost of Delivery: Shift from late-stage prefab conversion to early engagement during schematic design to fix costs early and avoid expensive late-stage conversions. Evaluate speed-to-occupancy, reduced carrying costs, envelope quality, and community value rather than simple line-item framing estimates.
  • Fit the Existing Workflow: Utilize local prefabrication facilities to avoid volumetric risk premiums and high freight costs while matching standard on-site operations.
  • BIM & DfMA Precision: Leverage 3D digital twins and in-progress quality management to preserve custom architectural design while ensuring exceptional accuracy.
  • Maximize Community Impact: Utilize weather-protected micro-factories as live training environments to safely train local workers, build lasting trade capacity, and fulfill social procurement and funding requirements.

Other Sessions in the Series:

  • Climate Resilient Construction Techniques and Innovative Materials – Date to be Announced
  • Made in Canada Innovative Construction Materials – November 25, 2026
  • Innovative Capital to Fund New Construction and Renewals – November 30th
